the amount of property for sale on the Costa del Sol, it is easy
to make mistakes on what you choose to buy as your investment. A
Survey will offer peace of mind that is honest, upfront and of a
professional opinion. In Europe it is accepted practice that before
you buy a new property, you seek professional advice. However, in
Spain this has not been the case with recent studies showing only
6-8% of foreign buyers instruct for a professional Survey of the
property they wish to buy. Many would agree that the Costa del Sol
is the place where you are in even more need of advice.
If any defects are found,
the buyer can negotiate with the seller to have them repaired prior
to sale or to have the price reduced to cover the costs. In extreme
cases, you might find that there is too much to be done and it would
be better to look at another property. Here are a few reasons why
you should have a Survey.
The Survey Report is not
only there to assist you in making reasoned and informed decisions
on whether or not to purchase the property, but also can be used
as a negotiation tool. It is important to remember that the Surveyor
is instructed by you and works only for you. The Surveyor has no
conflicting loyalty to developers, contractors, owners, estate agents,
lawyers or town halls.
A Surveyor will meet you
at the property that you are viewing and walk around it with yourself,
no time limit, explaining what they think, be it both positive and
negative. If you are not able to be there, the Surveyor will again
go around the property, no time limit, and conclude what we have
found into a document together with photographs.
A Surveyor and/or Chartered
members are amongst the most highly regarded professionals working
throughout the international construction industry. Their membership

C.I.O.B (Chartered Institute
of Building) members are drawn from a wide range of professional
